Mold Remediation in Doral, FL Commercial Property

Mold Remediation in Doral, FL Commercial Property

When mold shows up in a commercial property, time is everything. The longer it lingers, the more it spreads - and the more disruptive (and expensive) it becomes. That was the situation facing a client on Northwest 40th Street Road in Doral, FL, when they reached out to FDP Mold Remediation of Miami. What started as a few problem areas quickly revealed deeper issues that required swift, professional attention.

This wasn't a light surface cleaning. It was a full-scale mold remediation effort covering 3,000 square feet of commercial space. The property needed to be treated, tested, and brought back to a safe, healthy state - with minimal disruption and maximum precision. Over the course of five tightly coordinated service trips between December 13 and December 19, our team did just that.

Property Overview

The site was a mid-sized commercial facility - 3,000 square feet of open space, ceiling tile infrastructure, and interior drywall. At the time of inspection, there were already visible signs of mold damage on building materials, and the property had likely experienced prolonged moisture exposure.

Because this was a commercial setting, the stakes were even higher. Mold in a workplace doesn't just affect structure - it affects health, productivity, and liability. Immediate action was essential, and the client made the right call by involving certified mold professionals from the start.

Initial Assessment

On day one, a certified mold specialist from FDP Mold Remediation of Miami conducted a full visual inspection of the commercial property. Using both experience and specialized tools, our team identified visible mold growth as well as potential airborne spore concerns. Indoor air quality was tested to measure spore levels and determine how far contamination had spread.

The findings confirmed that active mold was present in multiple locations, including ceiling tiles and behind drywall. Airborne mold spores also exceeded safe thresholds, confirming the need for aggressive remediation - including material removal, cleaning, treatment, and drying.

Based on the results, we presented the client with a detailed remediation plan tailored to the property's layout and condition.

Scope of Work

The project was completed over five scheduled service trips. Our process followed industry standards, EPA guidance, and Florida health code recommendations.

Containment & PPE

Before any removal began, our technicians established containment zones to prevent mold from migrating into clean areas. Technicians entered the site equipped with full PPE, including respirators, gloves, and disposable suits - essential protection not just for safety, but to preserve clean protocols throughout the job.

Material Removal

The remediation began with removal of all affected materials, including:

  • Contaminated drywall
  • Water-damaged insulation
  • Mold-infested ceiling tiles

These materials were carefully extracted, bagged, and sealed for proper disposal. Every step was done under containment, ensuring no spores were released into clean air during removal. All compromised materials were safely taken out of the building.

Cleaning & Treatment

Once the demolition phase was complete, our team performed a two-stage cleaning process:

  • General cleaning to remove surface dust, debris, and organic material
  • Final cleaning with antimicrobial agents, focused on neutralizing any remaining spores on non-porous surfaces

We followed this with a complete antimicrobial fogging treatment, covering the entire 3,000-square-foot property. This step saturates the air and hard-to-reach areas, helping eliminate airborne spores and providing long-lasting resistance to regrowth.

Moisture Control & Equipment Setup

Mold thrives on moisture, so dehumidification was a critical part of this project. We deployed:

  • 5 industrial-grade HEPA air scrubbers (500 CFM) to purify the air continuously
  • 4 large LGR dehumidifiers, which operated around the clock for 5 days

The scrubbers filtered out airborne contaminants while the dehumidifiers extracted moisture from the air and structural surfaces. This helped ensure the environment was inhospitable to future mold growth.

Clearance Testing & Final Inspection

Following treatment, we conducted a free mold clearance test - a value-added service we provide to ensure the job meets safety standards. Air samples showed that indoor air quality in the business space had returned to safe, acceptable levels.

A final walkthrough was performed by our certified mold specialist. We verified that all contaminated materials had been removed, treatment had been properly applied, and that moisture levels were within a safe range. At that point, equipment was removed and the property was handed back to the client in clean, safe condition.

Transparent Communication

Midway through the project, the client expressed interest in moving forward with some structural repairs. These repairs were outside the scope of our mold remediation services but were being handled by a separate company referred by our specialist.

To ensure total transparency, we clarified that our team was not responsible for coordinating or managing those repairs. Keeping professional boundaries clear is part of what builds trust - and it's why clients know they can count on FDP Mold Remediation of Miami to do exactly what we say we'll do.

The Results

By the end of December 19, the property had been fully treated, tested, and dried. The visible mold was gone. Airborne spores had been neutralized. Moisture levels were under control. And most importantly, the client could move forward knowing their space was safe, clean, and ready to re-occupy.

Jobs like this aren't just about removing mold - they're about restoring peace of mind. With commercial properties, that means minimizing downtime while maximizing the effectiveness of every treatment. And thanks to our experienced team and detailed remediation plan, that's exactly what we delivered.

Why It Matters

Unchecked mold in a commercial property can lead to serious consequences - health issues for employees, damage to the structure, and even legal risks. DIY efforts rarely address the root of the problem, and temporary solutions can actually make things worse.

That's why it's so important to bring in professionals who know how to:

  • Identify the source of contamination
  • Safely remove affected materials
  • Treat the air and structure thoroughly
  • Use the right equipment and protocols
  • Ensure the space is truly safe before re-entry

With FDP Mold Remediation of Miami, clients don't just get a service - they get a partner who takes the health of their space seriously.
