How We Managed a Multi-Area Mold Remediation Project in McLean, VA 22101

The Mold Problem

This project began when a homeowner in McLean contacted FDP Mold Remediation during a bathroom renovation. After the shower was removed, mold was discovered beneath the shower and behind the wall following a leak. The homeowner needed a remediation plan and a quote so the renovation could move forward.

Once the site was assessed, the final mold remediation scope extended beyond the original bathroom concern. The bathroom had damaged plywood and rotten beams that required removal, while the dining room had affected drywall that also had to be taken out. What started as a bathroom mold issue developed into a controlled multi-area remediation project involving both spaces.

The main challenge was coordinating work in two interior areas at the same time while keeping each zone contained. The project required removal of damaged materials, environmental controls, air filtration, treatment, cleaning, and organized closeout across a 3-day work window.

What We Did

  1. Containment and Negative Pressure: Based on the site assessment, we established containment and negative pressure in the bathroom. We then did the same in the dining room, creating two separate controlled work areas within the home.
  2. HEPA Air Scrubbing: To support the remediation process, we installed two HEPA 500 cfm air scrubbers for 3 days. One unit was placed in the bathroom and the other was placed in the dining room area. This gave each work zone dedicated air filtration during the active remediation period.
  3. Removal of Damaged Materials: In the bathroom, we removed damaged plywood and beams that were rotten. In the dining room, we removed affected drywall. These removals addressed materials that were too compromised to remain in place.
  4. Encapsulation of Remaining Beams: Not every beam had to be cut out. Where beams were still sound and not rotten, we applied encapsulation so those materials could remain as part of the structure while still being treated within the scope of the project.
  5. Antimicrobial Fogging: After the removal work was completed, we carried out antimicrobial fogging as part of the treatment phase of the project.
  6. Final Cleaning: We completed final cleaning of the affected areas after the main remediation and treatment steps were finished.
  7. Trash Disposal and Debris Removal: We removed and disposed of project debris generated during the remediation work before closeout.

Results

By the end of the project, the bathroom and dining room remediation scope had been completed within the 3-day work window. Damaged plywood, rotten beams, and affected drywall were removed where needed. Remaining non-rotten beams were encapsulated. Both areas were managed under containment and negative pressure, and HEPA air scrubbers operated throughout the project period. After final cleaning and debris removal, the work site was left clean and ready for rebuild by the customer's chosen contractor.

Conclusion

What began as a bathroom mold issue discovered during renovation developed into a broader remediation project once the full conditions were assessed on site. This case reflects how leak-related damage can extend beyond the original area of concern and require a more controlled response after the affected materials are opened up.
